Before Ramon Aparece pulls out a catch-can, a soil probe, or a pH meter, he walks. The first ten minutes on any new property in Cape Coral or southwest Florida are observation only — no notes, no samples, just movement through the space and attention to what’s there.
Most of the diagnostic information a property needs is visible before any test is run. The tests confirm. The walkthrough directs.
Pattern Recognition Before Product Selection
The first question Aparece asks during a walkthrough isn’t about what the lawn needs. It’s about where the problem is and what shape it takes. A problem that follows a path tells a different story than a problem that spreads outward from a central point. Both of those tell different stories than a problem distributed randomly across the property.
Irrigation-related problems tend to follow zone boundaries or head coverage gaps. They have defined edges that match the system’s layout. Pest problems move in a direction and expand over time, usually from one area outward. Disease shows up in characteristic shapes depending on the pathogen. Knowing the difference changes what you look for next.
What Dry Spots Are Usually Not
A persistent dry patch on a lawn that’s being irrigated regularly is almost never a soil issue and almost never a nutrient issue. It’s almost always an irrigation coverage problem. Either a head isn’t reaching that area, a nozzle is blocked, or the spray pattern is aimed incorrectly.
Aparece looks at dry patches and asks: what does the irrigation system think it’s doing in this zone? He then runs the zone and walks it. If the dry patch corresponds to an area with no head coverage or a failed nozzle, the answer is visible within two minutes. Every product applied to that spot before checking the irrigation was solving the wrong problem.
Discoloration Is a Symptom, Not a Diagnosis
Yellow grass is the most common visual cue homeowners act on, and it has more possible causes than almost any other symptom. Nutrient deficiency is one of them. pH-locked nutrients are another. Drought stress, disease, pest damage below the surface, and salt injury from coastal exposure all produce yellowing.
The distribution of the yellowing tells you where to look. Uniform yellowing across the whole lawn suggests something systemic: a pH problem, a root-level issue, or a fertilizer timing mismatch. Yellowing in patches suggests something localized: coverage gaps, disease, pest activity. Yellowing that follows the edge of an irrigation zone suggests the zone isn’t operating correctly.
What to Look for in the First Ten Minutes
Aparece notes where traffic patterns cross the lawn, where shade falls at different times of day, where water sits after rain, and where the grass transitions from healthy to stressed. He looks at the thatch layer in affected areas by pulling back a small section of turf.
He looks at the irrigation heads visible from the surface: whether they’re in good condition, properly spaced, and aimed correctly. He checks whether the rain sensor is accessible and installed properly.
All of this takes about ten minutes on a standard residential property. By the end of it, he usually knows which of the five or six possible causes is worth investigating first. The tests he runs after that are confirmation, not exploration. The walk told him where to look.
